Some duties will include: To set up conference and function rooms following the instructions and standards on the conference booking sheet.   • Maintenance Assistant Manager

    The Brehon Hotel & Spa is looking for an experienced Maintenance Assistant Manager. As Maintenance Assistant Manager in our hotel, you will be responsible for ensuring consistent quality of customer service is provided to the guests in accordance with the Brehon Standards. Responsible for supporting team members on a daily basis with any queries and issues that may arise and engaging with them to ensure well-being and satisfaction. You will assist the management to drive and deliver positive results. Essential functions: Supervise emergency repairs and ensure safety codes are observed. Perform a variety of basic oversight and reporting around the office. Put together teams for routine maintenance and assist managers in relaying information to the field staff. Communicate with various maintenance stakeholders in and outside the company. Call in skilled technicians (electricians, mechanics, plumbers, etc.) for specific tasks. Maintain maintenance quality control and compliance with building safety codes. Convey instructions from managers to on-site workers. Liaise with Maintenance Manager and team to schedule self-delivery PM's, Sub-Contractor PM's & reactive works. Log and update site maintenance related tasks, maintaining logs and full records in support of all service activities. Carry out various in-house PM tasks on site (Daily, Weekly, Monthly, and Annual). Identify any building maintenance defects and produce a weekly inspection report of findings. Schedule contractor maintenance and reactive visits on site. Monitor and respond to faults, alarms, defects, etc., and arrange rectification works with appropriate specialist service provider or building managing agent. Issue and manage internal method statements and risk assessment sign off. Manage contract MSRA documents in advance of scheduled works. Manage, supervise, and permit contractors on site. Complete building familiarization and safety induction training for all new starters, completing induction checklist and maintain signed record. Provide regular updates to customers on occupancy levels and assist with space planning requirements to keep drawings up to date. Liaise with local management to communicate updates or moves. Maintain local filing system for O&M files, service records, contracts, OPCR process, etc. Maintain local asset registers in accordance with Customer process. Carry out basic maintenance tasks onsite as necessary. Control heating and cooling throughout the building as required and in line with seasonal changes. Supportive function: In addition to performance of the essential functions, this position may be required to perform a combination of the following supportive functions, with the percentage of time performing each function to be solely determined by the Manager based upon the particular requirements of the company. Provide training to new team members on department procedures, standards, and principles, as needed. Participate in system development projects. Provide job cover and support for Shift Technician. Participate in Brand Culture Programs, CSR initiatives, etc. DESCRIPTION Carry out maintenance duties as requested by the Maintenance Manager. Maintain the hotel building in perfect condition. Ensure all equipment within the hotel is in first-class condition. Answer reasonable requests by guests (e.g., leads, TV repairs, lights, air conditioning). Assist all departments with equipment problems to the best of your ability. Assist in the general running of the plant room, chiller room, boiler house, generator room, foul pumps, sump pumps, and switch rooms. Keep the work area clean and tidy. Work within the health and safety guidelines, with special attention to the use of chemicals and dangerous equipment. Programme doors and locks and fit parts where necessary. Specific job knowledge, skill and ability: The individual must possess the following knowledge, skills, and abilities and be able to explain and demonstrate that he or she can perform the essential functions of the job, with or without reasonable accommodation: Comply with all company policies. As Maintenance Assistant Manager in our hotel, you will be responsible for ensuring consistent quality of customer service is provided to the guests in accordance with the Brehon Standards. Responsible for supporting team members on a daily basis with any queries and issues that may arise and engaging with them to ensure well-being and satisfaction. You will assist the management to drive and deliver positive results. Essential functions: CORE WORK ACTIVITIES Managing Engineering Operations and Budgets Manages the physical plant including equipment, refrigeration, HVAC, plumbing, water treatment, and electrical systems. Ensures regulatory compliance to facility regulations and safety standards. Manages and controls heat, light, and power and recommends current best methods for energy conservation and economical facility operations. Develops specifications and requirements for service contracts and administers such contracts to support building needs. Distributes preventive maintenance and repair work orders and monitors timeliness and quality of completion. Oversees and directs the maintenance of grounds, guestrooms, public space, restaurants, property vehicles, and recreational facilities. Develops a long-term plan for preventative maintenance and asset protection and oversees execution of the plan. Develops project plans in accordance with renovation or new construction needs. Contacts contractors for bids and supervises construction to ensure timely completion of projects within budgetary guidelines. Builds positive relationships with external customers such as city building/zoning department, fire prevention bureau, and vendors. Ensures fire crew has a complete understanding of all procedures, equipment, and alarms. Performs monthly property inspection to ensure buildings and grounds are maintained in excellent condition. Conducts guest room and common area inspections to ensure guest satisfaction. Inspects and evaluates the physical condition of facilities to determine the type of work required. Recommends or arranges for additional services such as painting, repair work, renovations, and the replacement of furnishings and equipment. Selects and orders or purchases new equipment, supplies, and furnishings. Manages parts and equipment inventory. Maintaining Property Standards Ensures building and equipment licenses and certifications are current. Maintains property life safety systems (fire fighting equipment, sprinkler systems, and alarm systems). Ensuring Exceptional Customer Service Displays leadership in guest hospitality, exemplifying excellent customer service and creating a positive atmosphere for guest relations. Reviews comment cards, guest satisfaction results, and other data to identify areas of improvement. Shares plans with property leadership and ensures corrective action is taken to continuously improve guest satisfaction. Strives to improve service performance.
