  • Facilities Multi Skilled Operative  

    - Sligo

    Role Purpose The core function of the role is to be responsible for the delivery of planned and reactive maintenance and general PMs across several sites across the country. Carryout preventive maintenance on equipment; review and improve maintenance routines; carry out trouble shooting and repairs to equipment when failures occur. Installation and commissioning of new equipment as appropriate. Assist in the completion of small project works. Responsibilities Liaising with Facility Manager & Helpdesk team to carry out planned preventative maintenance on all equipment under our control as per the Plant CMMS / CAFM system (Daily, Weekly, Monthly, Annual) To carry out a range of technical duties to cover minor mechanical, and some general building fabric maintenance, which will consist of some general operative tasks. Proactively identify and remedy equipment maintenance issues, to maximise equipment uptime. Liaise with the service desk / supervisor and respond to all non-technical and technical queries in a timely manner to ensure conformance with the relevant Service Level Agreement To carry out fault finding and repairs to broken down equipment, contact and coordinate service engineers where external assistance is required. Responsible for complete of statutory PMs on time to meet client SLA’S. Report malfunctions of systems along with proposed solutions for improving system efficiencies Deal with staff, suppliers, visitors and contractors in a timely and courteous manner Ensure correct and safe use of hand and power tools on site and ensure that all equipment used on site is calibrated and certified/tested as required. Logging call outs for breakdowns on site Assist with Office Moves and Room Set-Ups to ensure smooth operation of workplace. Assist other departments when required. Provide support in the implementation of short- & long-term projects as required. Pursue continuous improvement, customer satisfaction & collaborate in a team environment. Ensure any training deemed necessary by your line manager is completed within the agreed timeframe. Regular updates of the fire register with relevant documentation. Working as part of the team, participate in the out of hours on call rota as required. General Requirements General Building skills with basic facilities experience. About The Role The Driver position is based on the CPSRA (Critical Part of the Security Restricted Area) and is responsible for the operation of all OCS high lift vehicles and minibuses used in transporting passengers with disabilities and reduced mobility to and from the aircraft. The driver must communicate efficiently with his assigned marshaller and follow his/her hand signals on approach and reversing from the aircraft. This is essential as to know when to break, to alter angle of approach to an aircraft and to ensure when backing away from the aircraft that there are no obstructions that may not be seen by the driver. Days of Working Varied shift rota Key Responsibilities To communicate effectively with their assigned marshaller so that the Hi-Lift vehicle approaches the aircraft in a safe and controlled manner Apply all safety controls pertaining to staff and passenger safety when on board vehicles Drive minibuses and operate tail-lift for transporting PRM passengers to their stands. List of Duties Overall Management of FM Hard Services and Soft Services on multi-site, national contracts. Contract Budget Management, ensuring all costings (fixed, project and reactive) are uploaded to systems, submitted on time and are accurate. Responsible for managing all sub-contractors, service providers, and specialist consultants that service the contracts. Responsible for ensuring all Preventive Maintenance Tasks are completed on time, safely and in compliance with statutory obligation. Accountability for ensuring statutory maintenance is at 100% compliance. Management of CAFM activity, working closely with the Helpdesk for scheduling and allocation of resources to complete scheduled PPM and reactive works and updating of completed details to CAFM. Negotiate, renegotiate and maintain contracts with vendors. Identify opportunities to self-delivery of services. Review of site maintenance activity and reports (technical and non-technical) to determine outcome of service works provided and ensure any follow up recommendations are reviewed and quotes for same presented to Clients for approval. Mobilisation of services to new and existing sites for our Clients, as required – completion of initial site surveys, build relationships with client and site contacts. Liaise with Capital Projects in relation to Facilities project works on site, as required. Responsibility for meeting KPIs and SLAs defined within the contracts. Develop and maintain good relationships with internal and external OCS and client-side colleagues. Point of escalation for client-side Facility Managers and Regional Managers attending planned and ad hoc meetings with Clients.
