About the Job
Based in our head office in Swords, Co. Dublin and reporting to the CEO we are currently seeking an experienced Head of Property to join our growing team. With a team of six people reporting to you, this is an exciting opportunity where you can join a dynamic, passionate and innovative team to contribute to the development and growth of our business in Ireland.

The role is multi-faceted, below are some of the areas that you will have responsibility for:
Property Management
Lease negotiations – including rent reviews, lease extensions and new leases
Landlord liaison in relation to our store and warehouse network
Identification of expansion opportunities in Ireland
Negotiating property acquisitions and disposals
Asset Management of our current portfolio of owned properties and identifying opportunities to maximise rental revenue
Carrying out investment analysis and creation of business plans for presentation to senior leadership in relation to the above
Projects
Planning and executing location improvements including compliance work, up to and including store refits
Working with all relevant specialists and consultants e.g. Architect, Civil, M&E, Structural, Fire Safety etc. to ensure all works are compliant with all applicable regulations when completed
Managing a range of contractors to ensure projects are delivered to the required standard and in a timely manner.
Managing budgets across all projects to ensure all projects are delivered to the highest quality and in the most cost effective manner
Facilities Management
Managing a facilities team who complete both planned preventative maintenance and reactive maintenance requirements as identified by location managers
Supply Chain Management, ensuring cost effective key SLA’s are in place for all critical services
Ensuring all PPM’s are completed to always ensure full regulatory compliance
Continually improving and driving efficiencies in facilities maintenance
Working with loss prevention office to implement improvements across all locations to reduce theft
Health & Safety
Working with the relevant team members and departments to ensure health and safety requirements are adhered to across all locations

Your qualifications and experience
3 – 7 years’ experience as a Head of Property or similar role
2 – 3 years’ experience as a in the retail sector on the client side
Understanding of retail design and fitout process
Strong knowledge of the property market with a proven track record of lease and property negotiations
Capable of reading and drafting plans with an eye for detail
Proven success in project delivery, demonstrating leadership, problem solving and decision making and delivering projects on budget and on time
Experience working in a fast paced environment
Car owner with a full clean drivers licence
Computer literate with excellent analytical skills
Ability to work on own initiative and to meet strict deadlines
Must be commercially focused and highly organised

Additional Information
The successful candidate will be required to attend a company induction day in Dublin City Centre.
This is a permanent contract with a 6-month probationary period.
