Job Title: Senior QS Location: Dublin Role Objectives To oversee subcontractor procurement, subcontractor payment processes, manage Conack's resources, and optimise project contract margins. Key Responsibilities Include Managing all cost aspects across multiple projects assigned by the Commercial Director. Prepare budgets for approval by the Commercial Director, Operations Director, and Regional Director. Supervise and guide Junior Quantity Surveyors if designated by the Commercial Director. Collaborate closely with the Regional Director and Contracts Manager to ensure timely and budget‑compliant project delivery. Procure all necessary subcontractors or Conack resources for project execution. Administer payments to subcontractors and suppliers following company protocols. Maintain project documentation and liaise with Head Office as necessary. Handle variation accounts to ensure timely payment throughout project progression. Fulfil any additional duties assigned by management as needed. You Will Have 8+ years experience as a Quantity Surveyor in fitout/residential/commercial construction projects. A relevant 3rd level qualification in Quantity Surveying. Ability to achieve demanding time and quality targets. Strong analytical skills and ability to present findings. Main Role Responsibilities Help to develop a culture of Right 1st Time approach within the project. Non-conformances (NC) – providing Quality NC reports with root cause analysis following up issues that arise Inspection of any rework of non-conformances and sign off. Ensure works are carried out as per Mock Ups and First Of Kinds Liaising with site and installation teams to review effectiveness of quality processes Development of Quality Management Plan Creating and maintaining Inspection & Test Plans (ITP’s) Development, overseeing and implementation of Inspection & Test reports (ITR’s) and auditing processes. Carrying out ITR’s on a daily basis via the Procore Platform Verifying the quality related site activities are in accordance with the applicable codes and standards. Provide progress information for incorporation into project reports. Ensures the quality records, acceptance certificates, completion certificates and the documentation for specific systems and buildings/areas are prepared and collated in accordance with project requirements Management and administration of BCAR – weekly notifications, daily inspections, inspection closures, chair meetings with Assigned Certifier, etc. Ensure compilation of completion certificates and ancillary certificates Compilation and tracking of all handover documentation prior to PC. (O&M certificates from sub-contractors along with as built drawings, product/material details and operating/maintenance manuals) Manage BREEAM certification process after training. (Monitoring of site sustainability practices and chairing monthly BREEAM progress meetings with the BREEAM assessor) Compilation of required product certification from contractors. Attending client, design, and site meetings, undertaking timely site inspections with documented reporting on same Tracking of open compliance issues on projects to ensure satisfactory closure. Key Responsibilities Develop, in conjunction with the Project Manager and Client, a robust Quality Plan and Inspection & Test Plan, for each project. Liaise with the senior management team, site and office personnel to ensure compliance with the Quality Plan. Develop Project Specific Internal Quality Inductions for all staff and craft, to ensure key information from the specifications is shared, prior to commencing work on site. Carry out regular audits of sites, workshop, assembly shops etc. and issue audit reports to the senior management team. Carry out regular audits of company supply chain and sub‑contractors to ensure high standards of quality are maintained and implemented. Manage and effectively mentor the onsite delivery and off‑site fabrication QA teams. Ensure the Right First Time (RFT) ethos is embedded in our processes. Monitor and close out all non‑conformance reports (NCRs), performing root cause analysis for each NCR. Attend client site Quality Meetings as necessary to affect a successful project outcome from a quality perspective. Generate internal and external reports, as required. Oversee the planning and preparation of all test documentation in accordance with the Project Quality Plan and Internal Testing Plan. Oversee the assembly of hand over packages to the customer. Skills And Experience Academically (Degree) qualified and/or relevant experience in the industry. 5-7 years’ experience in a similar role. Experience of working on construction projects. Applicant must have a working knowledge of ISO Standards. Proficient in suite of Microsoft applications – Word, Excel, Project, PowerPoint.
