In order to be successful in this role, the candidate will require strong team management, interpersonal and communication skills. Role And Responsibilities Reporting to the Managing Director of the company. Managing a team of property managers and property administrators. Supported by the Residential Team, managing tenant leases and rental income, ensuring rents are paid on time and taking appropriate action as required. This is a key role to ensure all residential rent is received and arrears are kept to a minimum. Ensuring the key lease dates as required under RTB are actioned accordingly. Ensuring key targets set by the Managing Director are achieved by the Residential Team. Supervising third party contractors and outside service providers works and procedures. Overseeing the Residential Team move out procedures and deposit returns. Supervising utility transfers, RTB registrations, queries and disputes. Working closely with the letting agents to ensure vacant properties are listed for letting. Supervising vacant unit turnarounds and to ensure voids days are kept to a minimum. Ensuring the team are carrying out regular property inspections and following procedures. Following authorization procedures and administration for Purchase Orders. Responsible for ensuring the invoices are approved and expenditure is in line with budgets. Updating property schedules & carrying out monthly reports. Keeping up to date on current legislation and how it impacts landlords and tenants. Liaising with tenants and relevant committees. Focus on return of investment for the property portfolio. Negotiate and regear residential rents as required. Assist in marketing strategy through relationship building with estate agencies and potential tenants. Working closely with the Commercial Team to prepare budgets and manage cash flows. Reviewing assets on a regular basis with the commercial team to maximize return on investment. Oversee facility management, planned preventative and reactive maintenance for the properties working with the commercial and maintenance team. Oversee accident and emergency procedures in the portfolio ensuring insurance compliance with the Group Policy. Ensure compliance with regulatory and statutory obligations. Provide regular updates to the Senior Team as required. Coordinate AGM's with the property managers and statutory obligation for OMC's, as required. Knowledge and Experience Required: Relevant Qualification in property related discipline is required. PRSA qualified or meet licensing criteria as outlined by the PRSA (Category D). Excellent Leadership Skills are required to manage this team. Excellent IT skills. Strong Communication skills. Excellent organisational skills. Ability to work on your own initiative and be able to work in a pressurized environment.
