  • Building Services Engineer - South Dublin

    Cairn has a unique opportunity for a high calibre Building Services Engineer. Reporting to the Building Services Manager, you will assist in the management of the Mechanical and Electrical services design and installation on our high-density residential projects. Key Responsibilities: Continuous management and monitoring of the installation quality for M&E systems on residential projects, from initial coordination to final commissioning and handover. Support the site construction management teams in leading the coordination of M&E systems and assist with onsite problem solving, if and when issues arise. Coordinate with project design teams as required for M&E system interfaces with architectural and structural elements. Oversight of M&E sub-contractors onsite, ensuring programme and quality expectations are achieved. Liaise with Public Utility providers, local authorities, and design teams to ensure timely delivery of electricity, public lighting, gas, water and telecommunications services to new developments, acting as a point of contact for the respective sites. Anticipate the requirement for modification of existing site services and expedite mains service diversions in conjunction with the Utility Providers. Supplement the company’s innovation and value engineering processes in consideration and implementation of best-in-class mechanical / electrical systems and products. Management of the Temporary Electric / water systems. The Candidate: Further education in Mechanical, Electrical or Building Services. 4+ years post qualification experience in a similar project management role. Interest in energy management and emerging trends in residential building services, design, and construction. Relevant trade background an advantage but not essential. Team player, organised, self-motivated and ability to work on own initiative. Strong relationship builder, communication and collaboration skills required. Focus on deadlines and commitment to programme delivery. Willingness to travel between sites across greater Dublin and a full driving licence.   • Senior Quantity Surveyor -Greater Dubin

    We are currently looking for an experienced Senior Quantity Surveyor to join our team. Key responsibilities Typically the candidate will be expected to undertake and assist with the following duties: Reporting to the Regional / Managing Quantity Surveyor, the Senior Quantity Surveyor will have overall responsibility for all QS activity for his/her site. Liaise with internal cost planning team and external resources during project budget preparation stage. Liaise with project team to compile Preliminaries Book for inclusion in project budget. Manage and oversee cost management processes across the project including compilation and validation of cost reports, cash flows and CRM (commercial review meeting) documentation. Ensure all known and potential risks are identified, considered and accrued for and appropriate mitigation measures put in place. Create an environment across the team of early identification of risks and management of same. Presentation of commercial pack to Senior Management Team on a monthly basis. Manage procurement process, oversee procurement schedule and ensure scope accuracy for all subcontract packages. Manage subcontract packages and oversee payments to subcontractors, suppliers and consultants along with normal QS duties. Demonstrate clear understanding of the difference between cost and value, and drive a value seeking mindset throughout both the project QS and overall project team. Awareness and continued development of construction methods and technologies employed by Cairn. Promote continued CPD within the project QS team. Build and maintain good relationships with subcontract and supply chain base. Prepare Part V submissions and conclude all relevant negotiations. Accountable for the timely completion of the monthly QS cycle on site. Manage the project QS team including further development of all direct reports.     We are looking for an experienced Senior Engineer to join our team. Key responsibilities: Typically, the candidate will be expected to undertake and assist with the following duties: Ownership of the management of Health and Safety on the project. Review and comment on design drawings and raise RFI’s as necessary. Active participation in Design Team Meetings, ensuring constant review of design documents and close out of outstanding design issues. Communicate content of approved technical submittals to trade and finishing team. Understand target delivery programme, weekly reporting of same and active intervention to prevent programme delays. Management and coordination of subcontractors and service providers to ensure testing and commissioning timelines are met. Monitor and evaluate quality control of subcontractor work and suppliers. Ensure works are executed in compliance with Building Regulations, design documents and all applicable standards. Continuous inspection of works on site, recording, raising, and resolving issues in a timely manner. Champion the Cairn internal quality management system and utilisation across the team. Ensure Quality assurance policies are followed and take the lead on technical submittals/ benchmarks / inspection management. Champion DMS (zutec) implementation and BCAR compliance. Control the benchmarking process. Participate in Scaffold Inspections when directed by Site Manager. Coordination of site drawings, ensuring site records and quality assurance documentation are updated and maintained. Managing specific works packages defined by the Project Manager/Site Manager including: Advising on the content of tender packs; Understanding scope of contracted works; Establishing and monitoring subcontractor programmes; Timely ordering of materials where appropriate; and co-ordination of trades and resolution of roadblocks. Maintain strong relationships with subcontractors to deliver the desired outputs—on time and on budget, with high attention to quality and detail. Lead implementation of Temporary Works Management on the project. Ownership and management of third-party stakeholders including Irish Water, ESB and local authorities. Drive efficiencies through value engineering solutions by challenging design. Identify key stakeholders and support the PM with early engagement and relationship building and management. Manage direct reports and engineering team, and provide leadership, coaching and mentoring as required. Plan and monitor development plans for direct reports. Assist, maintain and review detailed master construction programmes, through providing accurate and timely data. Input to the Generation of Phasing Plans and handover strategies. Implement project controls procedures. Support programme progress and reporting. Assist with programming requirements for non-live sites from concept through to close. With responsibility for the design and technical aspects of projects; managing and coordinating technical information and reporting to a Technical Manager. Key Responsibilities: Briefing and advising external consultants and specialist subcontractors with Cairn Preferred approaches and details, within set timescales and budgets. Supporting the Technical Manager to coordinate overall management of Pre-Construction Design. Role will focus on Houses and Duplexes but will also support on low to mid rise apartment blocks. Organising Design Team Meetings/Workshops and recording minutes. Organising briefing sessions and workshops and presenting to various internal Cairn Teams for input and coordinating their approvals. Chairing Design Workshops – champion Cairn product quality and legacy, focusing on delivering design excellence across the scheme. Managing Cairn Design Guidance information and issuing out example design packages to consultants. Ensuring Quality and the Customer is integral through the detailed design process, delivering quality across schemes through accurate design, suitable product specification and driving design compliance. Knowledge & skillset in the key principles of design detailing & construction methods. Knowledge and experience of Timber Frame Design and Construction desirable but not essential. Appreciation of the benefits and drivers of customer lead housing. Experience and aptitude for researching and implementing new building technologies; Light Gauge Steel, Bathroom Pods + Pre-Cast Concrete. Off Site Construction. Proficient in CAD and sketch design. Excellent working knowledge of latest Building Regulations and certification standards. Commercially astute with an ability to make value-add contributions through the design development process. To have good spoken and written communication skills. To be methodical, pay attention to detail and be accurate with ability to take a practical approach to problem solving. To be good at working with people at all levels and willing to work in a team. To be self-motivated with ability to work on own initiative, and to be able to achieve time and quality targets. To be flexible, agile and to take responsibility for completing designated tasks and report back to Technical Manager.
