  • Advert Text Overall Purpose of the Job Accurately and efficiently manage and co-ordinate aspects of various Facilities Management Contracts. The Facilities Coordinator will work closely with an existing team, headed up by a contracts manager, to ensure the smooth running of these contracts. Services include Facilities Management, Hard and Soft Services, staff management, adhoc projects and back office administration (updating CAFM, KPI deliverables, reporting). Main Duties and Responsibilities Be a hands-on Coordinator assisting staff in executing duties as outlined on PPM and reactive Work Order requests. Timely execution of all Work Orders, within the permitted parameters. Ensure Key Performance Indicators are being achieved, escalating known issues to the account manager. Review and approve sub-contractor invoices and verify works done (reports & dockets). Ensure Service Inspections are carried out in detail, documented and executed in a timely and efficient manner. Co-ordinate all contractors that attend site and ensure all the relevant documentation is in place prior to the work commencing. Knows and ensures consistent compliance with companies Health, Safety & Quality policies and procedures. Management of all utilities, monitor and document consumption levels. Efficient stock management and maintain sufficient levels of cleaning chemicals and consumables. Ensure high standards of cleaning are maintained at all times in accordance with the company cleaning policy. Management of the Asset register. Ensuring all damaged FF&E is recorded and reported. Qualifications and Experience Experience coordinating Hard and Soft Facilities Services. Experience in managing people. Experience with KPIs and client interactions.   • Overall Purpose of the Job: You will assist and take ownership in providing Facilities Management, planned maintenance activities, moves management, H&S, Energy Management of the highest quality, enabling the business to carry out their business activities in a safe comfortable, productive & cost effective environment. You will be responsible for the safe and efficient execution of planned and unplanned maintenance of plant and utilities, in compliance with the companies and client’s EHS and Quality standards. Proactively identify and remedy equipment maintenance issues, to maximise equipment uptime. Servicing of electrical, mechanical and non-technical equipment. Fault resolution and repairs to broken down equipment. Assist in the installation of new plant and equipment. Maintain and maximize use of client CMMS / CAFM (Computer Aided Facility Management) system and ensure all works are completed and closed within the agreed timeframe. Sourcing and stocking of spare parts as required to ensure minimum stock levels are maintained in accordance with client requirements. Ensure compliance at all times with Health and Safety and legislative requirements. Carry out PPMs on equipment as required. Qualifications and Experience: Electrical Senior Trades or Diploma in a relevant engineering discipline. Plumbing Senior Trades or Diploma in a relevant engineering discipline. Experience in the following areas - Utilities / Facilities. Formal training / certification in any of the above. 3 years’ relevant experience.     Advert Text Position Title: HVAC Technician Location: Mobile Reporting to: Mechanical & Electrical Manager Overall Purpose of the Job Installation, service, maintenance of all refrigeration/Air conditioning systems, including but not exclusive to Splits, VRF, Close control, Commercial and industrial chillers and DX applications. To maintain all technical and non-technical equipment under Apleona control and ensure that all systems are functioning in an efficient, safe and effective manner across numerous sites. Main Duties and Responsibilities To carry out planned preventative maintenance on all equipment under Apleona Ireland Group control. Servicing of mechanical, electrical and non-technical equipment. Liaise with the service desk and respond to all non-technical and technical queries in a timely manner to ensure conformance with the relevant Service Level Agreement. Assist subcontractors as required. To be a self-performing technician and continuously strive for self-improvement. Ensure any training deemed necessary by the M&E Manager is completed. Must be willing to take on and familiarize with all relevant site systems as deemed necessary to carry out role. Ensure service work reports are signed off by client or representative/reports are submitted when necessary. Assist with all queries regarding quotations and purchasing when requested. Maintain and maximize use of CAFM (Computer Aided Facility Management) system. Maintain an internal ‘Best Practice’ regime and encourage continuous improvements. Assist the M&E Manager with churn and projects as required. When applicable, investigate infrastructure shortfalls and promote remedial actions. Provide relevant information to assist with the generation of reports. Ensure compliance at all times with Health and Safety and legislative requirements associated with Technical Services. Ensure that all work carried out is in compliance with all current regulations associated with Technical Services. Ensure that EH & S procedures are adhered to at all times. Report any accidents, incidents and out of place findings to the client / M&E Manager. Provide cover to sites for out of hours situations on a rotational basis. Rotation to be determined by Apleona and is subject to change. You may be asked to work overtime to cover out of hours work as determined by the Service Desk / M&E Manager. Take on ad hoc projects from time to time as deemed necessary by the M&E Manager or representative. Person Specification Competent and capable of servicing all HVAC and Boiler house equipment, including pumps/pump sets, pressurisation units, make up units, vessels, pressure and expansion, and control panels and components. Must appreciate the importance of taking ownership of certain functions as allocated to the role. Must be physically fit as this can be a demanding role. Computer literate. Excellent interpersonal and communication skills. Customer focused. Team Player demonstrating flexibility. Qualifications and Experience Refrigeration Craft qualification (F-GAS C&G 2009 CAT 1). Formal training / certification in servicing split a/c, Air handling plants. Full driving license. Safepass. Experience in maintaining and servicing large chillers installations / large Air Handling plants. A solid knowledge of AHU, ventilation ancillaries and relevant controls is a must. GID gas qualifications. An RGI qualification and a proven track record in the service and maintenance of oil and gas boilers from domestic to commercial would be advantageous. Post apprenticeship experience. Previous experience working in a building services maintenance role. Scope of works will also encompass works on wet systems, LPHW and CHW; therefore a strong knowledge of plumbing and fitting is a prerequisite. #J-18808-Ljbffr
